New Mill is a 160,000 sq. ft. mixed-use student living accommodation, located in the heart of Dublin’s historical Liberties. It features 400 bedrooms across 61 cluster flats in a 4-7 storey courtyard block, as well as shops, a cafe and commercial space for local businesses.

The primary goal for the $37 million New Mill development was to create a functional, sustainable, beautifully designed residence for students.

Praised for creating a new prototype of what student accommodation should look like.  

The standards and design outlined at New Mill paved the way for many new developments around Dublin City.

Windows Chosen for Thermal & Acoustic Performance

Our TB50 curtain wall system, ST80 high-performance windows with integrated louver panels and out ST80 rebated doors. Our ST80 window system was specifically chosen to meet the thermal and acoustic requirements outlined in the design stage of this project.

Situated between Greenwich Street and Washington Street, the existing building at 60-74 Gansevoort Street has been refurbished and extended. The full project, at 46-74 Gansevoort Street, is expected to feature roughly 100,000 square feet of retail space. 

Aurora Capital Associate and William Gottlieb Real Estate are the developers for this project. 60 – 74 Gansevoort has been beautifully preserved and extended by BKSK Architects, keeping the historic style of the meatpacking district, while adding a modern twist.

The Meatpacking District

Over the past 20 years, the Meatpacking District in New York has been transformed into one of the most vibrant, upmarket destinations in the city. It is full of historical architecture and contemporary structures.

Fashion designers, architects, artists, restaurateurs, world-renowned stylists and corporate headquarters have moved in alongside the existing meatpacking plants.

It is situated near the High Line. A 1.45-mile-long elevated linear park, greenway and rail trail created on an old New York Central Railroad.

The Challenge

The challenges we faced on  60 – 74 Gansevoort was to provide a thermally enhanced window system that could withstand the harsh winter climate of New York. An excellent acoustic performance was also required, to block out noise from the busy Gansevoort district. Aesthetically, the aluminum window systems had to integrate with the historical architecture surrounding the meatpacking district.

Thermally Enhanced Window System

Our thermally enhanced ST70 Hi window system was chosen for it’s durability, flexability and acoustic values. Picture windows, curved windows and tilt & turn windows were all installed on this project by Diversified Glass and Storefronts, complete with all window jewellery. Our floor to ceiling window system is the perfect solution to increase natural light and provide trickle or purge ventilation.

Located in the heart of downtown Vancouver, just steps from the historic Gastown District, is 402 Dunsmuir. This LEED Gold development is the newest addition to anchor tenant Amazon’s office space in BC.

Amazon’s first purpose built office building in Vancouver will become the workplace for 1,000 of their office staff. The new nine-storey, 152,000-sq-ft building will also include a communal space similar to WeWork, for employees looking for a temporary office space.

Design Requirements

Oxford Properties outlined clear design requirements. 402 Dunsmuir had to be a cost-effective, secure, and integrated building solution that prioritized operations, comfort and energy efficiency. 

Architecturally, the building’s thick mullions are designed to emulate classic warehouse design, perfectly complimented with the black external finish. It provides a beautiful contrast to the neighbouring Holy Rosary Cathedral, respectfully combining old and new. 

The Challenge

“The challenge is to maintain engagement with the city’s past while propelling it into the future through the design of a social space for innovation that responds to Canada’s vision for smart, better and greener communities” – B + H Architects.

Flynn Group of Companies installed over 200 of our structurally glazed, triple-glazed concealed frame awnings. Featuring on every elevation of the building, our thermally enhanced CFA’s fit directly within the framework, providing ventilation to the internal environment of the building, whilst not affecting the appearance or geometry of the external facade.

The Result

Our structurally glazed, triple-glazed, concealed frame awnings were seamlessly integrated with the structurally glazed external facade. They bring natural ventilation to the inside of the building, without compromising aesthetics or natural light. 

402 Dunsmuir achieved LEED Gold Certification by the US Green Building Council (USGBC), for outstanding environmental performances.
